Is it okay to price my property high then come down during negotiations?

It depends on:
     1.  How quickly you desire to sell your property and;
    2.  How much property exposure you want.

Importance of Intelligent Pricing:

Houses usually sell quickest and for the most money when they are priced properly in the beginning.

As the triangle graph illustrates, more buyers purchase their properties at market value than above market value.  If you price your property at market value, you are exposing it to a much greater percentage of prospective buyers and you are increasing your opportunity for a sale.

Should I Have My Property Inspected Before Putting It On The Market?

When selling a property,
                  . . . IT IS IMPORTANT TO OPERATE FROM A POSITION OF STRENGTH!

To do so, a home inspection is critical in revealing what if any repairs are needed, prior to a buyer identifying them.

Inspections and potential repairs are the number one reason sales don’t close. Typically, buyers have a certain number of days in which to inspect the property and accept or reject the property based upon mechanical and structural inspections.
